Energy infrastructures in buildings 10 years and older are excellent targets for comprehensive audits, assessments, rebate programs, and performance contracting, which can sometimes save clients hundreds of thousands of dollars in utility costs.
Even newly constructed, LEED-certified buildings lose their efficiency over time without appropriate attention to proper energy-optimization strategies and intelligent Building Automation Systems (BAS) operation.
EMCOR Services Integrated Solutions in the Mid-Atlantic Region has been providing energy consulting, engineering, design, and project-implementation services to clients in Pennsylvania, Delaware, and New Jersey for over a decade.
A talented staff of experts design, install, and service BAS systems in-house, combining BAS expertise with chillers, boilers, and air-handling unit (AHU) towers.
Many BAS projects are part of larger mechanical system replacements and upgrades, often stemming from energy-conservation initiatives by their owners, or energy-service companies (ESCO’s).
Energy Reporting and Monitoring Service (ERMS)
To optimize the use of existing BAS systems, ESIS developed an Energy Reporting and Monitoring Service (ERMS) to monitor and report monthly on equipment operation and energy consumption.
In the case of a portfolio of eight buildings ESIS worked on, energy savings of $65K/year were guaranteed in the contract. However, ESIS reduced the client’s actual energy costs by $200K. This service was developed with the assistance of EMCOR energy engineers and is implemented and maintained by ESIS technicians.
Building Assessment and Monitoring Service (BAMS)
Through BAMS, the Energy and Controls Division self-performed and executed over 100 energy audits, 150 Energy Star energy benchmarking studies, identified over $10M in proposed energy conservation measures (ECMs), and implemented $4M of ECMs with paybacks averaging three years.
Leading Edge BAS Technology
ESIS utilizes Tridium front ends and open-protocol communications technology to replace, upgrade, and/or integrate dozens of existing BAS systems, including Carrier, Johnson Controls, Trane, and Honeywell systems.
These solutions are sometimes a fraction of the cost of a total system replacement and can be spread out over time to allow for creative capital budgeting by clients.
These installations are also supported by ESIS BAS maintenance contracts with periodic inspections to help with proper hardware and software system performance.
